Efficiency and Performance

We chose to preserve 80% of the existing buildingthus avoiding the energy consumption associated with a new construction.
Our facilities are designed to be more efficient and more sustainable :

• A centralized technical management system continuously optimizes heating, ventilation, and air conditioning.
• A heat pump ensures optimal comfort while reducing CO₂ emissions.
• 70 % of our domestic hot water is produced using solar panels.
• L’LED lighting and motion sensors help reduce unnecessary energy consumption.
• Des Sunshades naturally regulate light and temperature, ensuring comfort without energy waste.

Preserving the resource

We take every measure to reduce our water consumption and encourage its reuse :

• An innovative system enables the recovery and reuse of greywater..
• Outdoor landscaping uses draining and permeable materials, allowing natural infiltration of rainwater.

Giving Materials a Second Life

Waste reduction begins at the construction site:

• Our Existing rubble and materials are stored, crushed and reused on-site for roads and earthworks.
• We give priority to local and natural materials, such as stone sourced from the Fitou quarry (less than 20 km away)and untreated wood.
• By preserving existing structures, we significantly reduce our carbon footprint.

Favouring Proximity

Our choices promote gentler , more local mobility :

• We work with nearby suppliers and craftsmen, thereby limiting transport and its emissions.
• Outdoor layouts are designed to encourage walking and soft mobility throughout the site.
